What are the "basics" of The Concorde?
The Concorde is a 31-story high rise built in 1988.  Originally part of the Buckhead Club/Concorde Tennis development, it was converted to condominiums in 2001.  There are 284 units in The Concorde and the units range from studios to penthouse. Parking spaces are assigned and each unit with the majority of all parking within an enclosed deck.  Each unit has a storage unit in the basement.  Residents enjoy one of the largest pools in Buckhead, a Fitness Center, a Business Center, and tennis courts.  


The building is managed by Community Management Associates, Inc., and has an association manager onsite, Monday - Friday, 9:00 a.m. to 5:00 p.m., who works exclusively for the residents of The Concorde.  There is a 24/7 Concierge Service, providing an extra level of access control and management for the building.  The Concierge staff also provide assistance to both visitors and residents with parking management, package delivery, etc. 


Water and sewer as well as trash disposal is included in the monthly dues.  Electricity, Cable and Internet are the responsibility of each owner.  The Concorde has a special pricing agreement with ATT-UVerse and ATT Fiber, though other providers are not excluded.


Pets are allowed at The Concorde with a 90lbs weight limit currently enforced.  No aggressive breeds allowed as of Revised Pet Policy approved by Board November 2016. The building has a private dog run and shares a "dog park" in the middle of Pharr Court with adjacent buildings in the area.  


Situated at the end of Pharr Court South, the building offers unparalleled views that remain due to the built environment around it. Closer down to earth there is a secured pedestrian entrance for residents into the Publix/Barnes and Noble development - The Peach Shopping Center - and The Concorde is now within two easy walking blocks of the premiere Atlanta development - Buckhead Atlanta.

The building is Not FHA-approved as of August 2018, and has a leasing cap of 25% that is vigorously enforced.  This ensures that the building remains overwhelmingly an owner-occupied building.
When are the assessment fees due?
The association assessment fees are due on the first of every month.  They vary based on the size of the unit.  For a list of current dues based on unit size, please go to the Community Tab and then Document Library and the 2018 Approved Budget.  
 
Are there leasing restrictions for The Concorde? (REAL ESTATE AGENTS PLEASE READ!)
The Concorde has a 25% cap on approved leasing permits per the legal documents of the community.  Currently, that cap is at capacity and there is a waiting list of more than 90+ unit owners waiting for an approved leasing permit.  As of October, 2014, the average wait to enter into approved leasing status is 5 years.  This restriction is vigorously enforced by the Board of Directors at the request of the resident owners of the building.

Purchasers looking for an "investment" should be aware that the newly purchased unit will not be able to be leased immediately, that they will need to go on a permit wait list that has a 5+ year schedule of requests, and until they make it to the top of the list, the unit will only be able to be used by the owner of record.
